Lake Travis Lookout is a Beautiful Private Waterfront Home located in Spicewood, Texas (35 miles Northwest of Austin) on the Colorado River/Lake Travis--near mile marker 46. This 3,044 sq. ft. home is two stories and has amazing panoramic views of the Colorado River. It is located in the quiet and secluded gated community of Ridge Harbor. If you are looking for a dream vacation where you can cookout on the lighted patio, sip a margarita at the Tiki bar or swing under the shaded rock ledge overlooking the lake, take a swim at the neighborhood pool, swim off the private boat dock, roast some marshmallows on the raised fire pit, watch and enjoy the wildlife, watch the sun set, wakeboard, ski, tube or just hang out on the dock…THIS IS YOUR VACATION HOME!!

Words cannot describe the hillside landscaping along the rock stairs to the dock.  There are several secluded sitting areas.  While enjoying your coffee, a small family of foxes may grace you with their presence in the early morning.  Don’t worry, like Mom & Dad always say….”they are more scared of you than you are of them”!   There is endless wildlife on and around the property.  Don’t be surprised if you look out in the front or back yard and see a group of whitetail deer sleeping in the yard.

You don’t have to be outside to enjoy the views or scenery.  The living room is enclosed with glass so you never lose sight of the lake.  You can watch TV on the 47” HDTV with an awesome surround sound system or enjoy and evening movie on the HD DVD player.  If you just want to hang out and listen to music, there is an iPod adaptor in the living room for your enjoyment.  The kitchen looks right into the great room style living room, so again you have a great view while cooking in the fully stocked kitchen.  The chef never has to be alone!  There is plenty of space on the Granite Countertops and a large island with a cooktop.  Don’t forget the popcorn for the evening movies.  There is a microwave in the kitchen and a small one upstairs in the wet bar!

The master bedroom is pure luxury with a king size bed and its own glassed in view of the lake.  You can walk out and enjoy the large patio from the Master bedroom or from the Living Room.  For those late nights or early mornings that you don’t want to bother anyone else, you can watch TV on the 32” TV or enjoy the DVD/VCR combo player.  The large master bathroom has a walk-in shower big enough for 2 and Jacuzzi Bathtub to end your day of relaxing on the lake.  In the second bedroom there is a queen size bed and large windows that overlook the lake.  The third bedroom has two sets of bunk beds so the kids can have a blast while bunking together!

Upstairs is a playroom and media area with a wet bar, microwave, dishwasher, table and chairs for games and a Large 57” TV in the media area.  This home was Custom Built and even has a built in keg tap!  You can also enjoy the upper deck with a gorgeous view the lake.  What more can you wish for?

For those of you that must take their work with them or just like checking into reality, there is a study on the main level that has access to a Mifi Wireless Card (available upon request).  Up to 5 computers can check their email, surf the internet or update your friends/followers on Facebook or Twitter about your time at Lake Travis Lookout!  Don’t forget to “like” Lake Travis Vacation Rentals and send us your best vacation picture!  There’s also a pullout couch in the study for an extra twin bed.

With large decks that wrap around the entire back of the house, there is seating for everyone.  The Custom Built In Gas Grill is large enough just about anything that your culinary heart desires!

Bringing your boat? There is a private boat ramp located 1 mile from the house. The two stall boat dock has one covered stall available for your enjoyment, a swim platform for just floating around in the lake and a large deck to work on the perfect tan without getting stepped on or splashed while others get in and out of the water. If you have jet skis – bring them on! There is a jet ski lift for 2 jet skis. Don’t forget your life jackets and lounging floats!

Policies

CHECK-IN Time is anytime after 3:30pm
CHECK-OUT Time is by 10:30am

(I am sorry, but during our High Season, we are unable to accommodate early check-ins or late check-outs - Thank you for understanding. During our Low Season, we are happy to accommodate early check-ins or late check-outs when we are able. There shall be a charge of $25.00 per Half-Hour that you occupy the house before 3:30pm or after 10:30am if you do not request and we approve a early check-in/late check-out. Again, this is ONLY during our Low Season.)

CANCELLATION POLICY
A $75.00 Cancellation Fee is charged if you cancel once a reservation has been made.  If less than 14 days notice of cancellation is given then the Full amount of reservation will be charged. If you leave early or are a “no-show”, you will be charged for the Full amount of the reservation. Cancellations must be made by phone (person to person). No voice mails or e-mails will be accepted for cancellations.

POLICIES
Please take a moment to review our policies below. If you feel that you cannot adhere to any of our policies, please do not make a reservation with us. We strictly adhere to all of our policies and we do check to make sure that ALL of the policies are being met. Our goal is to offer clean, quality, vacation homes, cottages, and town homes for romantic getaways or family vacations. All of our properties are privately owned and are in quiet, residential areas. We do not rent to anyone under 25 years of age and we do not rent to people looking to throw loud, out of control parties. Guest(s) will subject to removal from the property and the full amount of the reservation will be forfeited by guest(s) if any of the following policies are broken.

• NO Inside SMOKING (outside only) please do not use the yard as an ash tray.
• NO Pets (unless authorizes by owner)
• NO More than the reserved number of guests on or in the property at anytime
• NO More than 3 vehicles allowed--No street Parking
• NO Visitors of Guest(s)
• NO Loud Music
• NO “out of control” Parties
• NO Illegal Activity
• NO more than 2 boats and 2 jet skis at or on the boat dock at anytime.
• Boat Dock is 25ft.
• Outdoor fires allowed ONLY in the designated fire ring and/or pit on the property. Guests must verify and follow any local burn bans. Guests must use proper precaution with regard to outdoor fires.
• Please keep noise levels appropriate with the time of day. Many of the neighbors are full-time residents, please be respectful to them and the neighborhood.
• Please keep all trash in appropriate receptacles.

Guest(s) will inform Lakeside Management immediately of any needed repairs and/or unsafe or hazardous condition in or about the property or grounds. No refunds or discounts will be given for A/C, Heating, Any Appliance(s), Any Electronic Equipment, Boat Dock, Water and/or Sewer failures. Needed repairs will be made as soon as possible. No refunds or discounts will be given for temporary outage of electricity, gas, water, cable/satellite, or telephone service. Outages will be reported immediately and all efforts will be made to restore them as soon as possible. The operation & maintenance of these utilities is out of the control of Lakeside Management. The property is individually owned and is decorated to suit the owner. Décor, style, and color will vary. No refunds or discounts will be given if you do not like the décor or location of the property. Furnishings/Contents of the property is subject to change without notice. NO refunds or discounts will be given due to weather conditions or acts of mother nature. NO refunds or discounts will be given due to the conditions of the lake and/or the accessibility of the lake. Public boat launches are NOT a part of the property and Lakeside Management can make no guarantees as to the availability/accessibility of the boat launches.

**Please remember that our homes are privately owned and the owners have opened up their own home for guests' enjoyment. Please be respectful of the house and grounds and treat it as it were your own.**

Directions

Lake Travis Lookout is located in Spicewood (between Austin & Marble Falls) on the South side of Lake Travis near mile marker 46.  Please refer to your Texas map for the best way to get to the intersection of Hwy 71 west and RR620--Bee Cave (Northwest of Austin) as we are giving you directions from this point. Take 71 West about 13 miles and you will come to the 3rd stop light (Pace Bend Rd).  Keep going straight on Hwy 71 and cross over a large bridge (Pedernales River).  Go 1.8 more miles after the bridge and turn Right at the blinking light onto Paleface Ranch Rd (don’t be confused by a subdivision before this called Paleface Ranch—that is Oscar Road).  Follow Paleface Ranch Road about 4 miles and you will come to a stop sign.  Go straight thru the stop sign for 1 mile.  Take a Right onto CR414.  Go 1.4 miles until the road “y’s”.  Go to the left into the gated entrance of Ridge Harbor.  Go through the gate and stay on Harbor Drive until it dead ends to a stop sign.  Go Right at the stop sign and the house is the first on the Left immediately after you turn.  There is a large rock in the front yard that says “207”.  The actual address is 207 Quail Run Ct.
