Rental Policies

Most of our homes accept Cash, Checks, Money Orders, Visa, Master Card and Discover.

CHECK-IN Time is anytime after 3:30pm
CHECK-OUT Time is by 10:30am

I am sorry, but during our High Season, we are unable to accommodate early check-ins or late check-outs – Thank you for understanding. During our Low Season, we are happy to accommodate early check-ins or late check-outs when we are able. There shall be a charge of $25.00 per Half-Hour that you occupy the house before 3:30pm or after 10:30am if you do not request and we approve a early check-in/late check-out. Again, this is ONLY during our Low Season.

Please take a moment to review our policies and statements below. If you feel that you cannot adhere to any of our policies, please do not make a reservation with us. We strictly adhere to all of our policies and we do check to make sure that ALL of the policies are being met. Our goal is to offer clean, quality, vacation homes, cottages and condos for romantic getaways or family vacations. All of our properties are privately owned and are in quiet, residential areas. We do not rent to anyone under 25 years of age and we do not rent to people looking to throw loud, out of control parties. We do not rent to large groups, college, bachelor, or bachelorette parties. We reserve the right to refuse a reservation if we feel that the person and/or persons making the reservation cannot adhere to our policies.

Guest(s) will subject to removal from the property and the full amount of the reservation will be forfeited by guest(s) if any of our policies are not adhered to.

POLICIES:

• NO Inside SMOKING – an additional fee will be charged for clean-up of cigarette butts
• NO More than the reserved number of guests on or in the property at anytime
• NO More than number of vehicles stated on the policy page of the property website allowed
• NO Street Parking
• NO Visitors of Guest(s)
• NO Loud Music
• NO “out of control” Parties
• NO Illegal Activity
• NO more than 2 boats or 1 boat and 2 jet ski at or on the boat dock at anytime. (for houses with boat docks)
• Outdoor fires allowed ONLY in the designated fire ring and/or pit on the property. Guests MUST verify and follow any local burn bans. Guests must use proper precaution with regard to outdoor fires.

Pets allowed at certain properties only. If guest(s) bring pets to the property, a fine of $250.00 Per Pet will be charged and be required to remove the pet from the property immediately. Does not apply to service animals.

Noise levels must be appropriate with the time of day/night.  Many of the neighbors are full-time residents; guests must be respectful to them and the neighborhood.  Guests will not disturb neighbors with excess noise, trash or by parking vehicles anywhere other than the designated parking spaces on the vacation rental property.  NO Trespassing on neighbor’s property—guest(s) must stay with-in the vacation rental property boundaries.  Any violation (i.e. as evidenced by complaints or Police attendance) will result in removal from the property and the full amount of the reservation along with any deposit will be forfeited by guest(s).

All trash must be in appropriate receptacles and secured with the bungees on the trash can.  Extra trash left or trash left outside of the provided containers will be charged am additional fee.

Please remember that our homes are privately owned and the owners have opened up their own home for guests’ enjoyment.  Please be respectful of the house and grounds and treat it as it were your own.

No “tent” camping and/or RV’s allowed at or on the property.  All boat trailers must be parked on the property and may not be “street” parked.

Vacation Rentals may or may not have a locked closet and/or room.  Guest(s) do not have the right to enter any locked closet and/or room.  Any evidence of tampering with locked closet and/or room will result in charges made with local law enforcement for vandalism and/or theft.

If cleaning beyond the “normal” range is required, a $75.00 excessive cleaning fee shall be charged.  If guest(s) choose to use the kitchen for cooking, guest(s) must leave it the way they found it. If guest(s) use the outdoor grill(s), they must be cleaned after use and the gas must be turned off at the propane tank.  Lost or unreturned keys or trash cans not taken out to street for trash pickup. Any excessive trash that does not fit into the trash can, must be disposed of by the renter.  If the excess trash has to be hauled away or if an animal spreads the trash bags left out of the can.  Failure to do these items will result in a minimum charge of $50.00.

If guest(s) leaves any item(s) at the property, please contact Lakeside Management and for a fee Plus the cost of Shipping we will get the item(s) back to guest(s). Any unclaimed items will be donated to a Charity Organization at the end of 15 days.

For Properties with a Hot Tub and or Pool the use of it shall be at guest(s) own risk. Special instructions for Hot Tub and/or Pool use apply. Failure to abide by these rules will result in a charge of $50.00. All hot tubs and/or pools are serviced once weekly. Do not use body oils, lotions, creams, etc. in the Hot Tub. Remove all oils and lotions BEFORE using the Hot Tub and/or Pool. NO food, glass of any kind, candles or electrical appliances allowed in or near the Hot Tub and/or Pool. Take special care in removing the Hot Tub cover, and leave the cover on when not in use to enable the tub to heat property. Make sure the cover is secure before leaving the tub as high winds may blow the cover off. Persons with a communicable disease should not enter the hot tub and/or pool. All persons using the hot tub and/or pool should shower before entering. Persons with bacteria on their skin will cause other users to become infected. Neither the Property Owner nor Lakeside Management shall be responsible for sickness or injury resulting from using the hot tub and/or pool. Persons with high blood pressure, heart disease, or if they are pregnant should not use the Hot Tub.

Stone House Lodge offers pool heat during certain months through out the year.  An additional daily heat fee will be added to the nightly rate.  Please inquire as to availability and pricing.

Lakeside Management and/or their contracted service person(s) reserves the right to enter the property at anytime to make needed repairs and/or to inspect the property if management feels that any of the above mentioned policies are not adhered to by guest(s).

Guest(s) will inform Lakeside Management immediately of any needed repairs and/or unsafe or hazardous condition in or about the property or grounds. No refunds or discounts will be given for Hot Tub, Pool, A/C, Heating, Any Appliance(s), Any Electronic Equipment, Boat Dock, Water, Plumbing and/or Sewer failures. Needed repairs will be made as soon as possible. No refunds or discounts will be given for temporary outage of electricity, gas, water, cable/satellite, or telephone service.  Outages will be reported immediately and all efforts will be made to restore them as soon as possible.  The operation & maintenance of these utilities is out of the control of Lakeside Management.  All properties are individually owned and are decorated to suit the owner.  Décor, style, and color will vary.  No refunds or discounts will be given if you do not like the décor or location of your unit.  Furnishings/Contents of property are subject to change without notice.  NO refunds or discounts will be given due to weather conditions or acts of Mother Nature.  NO refunds or discounts will be given due to the conditions of the lake and/or the accessibility of the lake or boat dock.  Public boat launches are NOT a part of the property and Lakeside Management can make no guarantees as to the availability/accessibility of the boat launches.

Guest(s) understand that if the Property is sold or removed from Lakeside Management, that Lakeside Management reserves the right to cancel the reservation. All efforts will be made to move the reservation to another property, if possible, in this event.

CHECK-OUT PROCEDURES:

We do not ask you to clean, but we do ask for your help with the following:
• All towels must be laundered and placed in basket provided.
• Bag all trash and put in outside trash cans and secure top. TRASH DAYS are Monday – Friday (depending on the property). Please pull all used trash cans to the street curb prior to leaving.  DO NOT leave overflow trash or bags outside the cans.
• Leave kitchen cleaned and put any dirty dishes in dishwasher and start.
• Remove any food brought from refrigerator/freezer.
• Place any moved furniture and/or furnishings back to their original place.
• If outdoor grill was used it must be left cleaned with propane off.
• Lock all doors and place key back in lock box (must re-enter code).
• Return A/C to 78 or during Winter – Heater to 65.

If all the above are not completed at check-out, a minimum of $50.00 fee will be charged for each item.

Excess Trash Fees: Each home is provided with 2 outside trash cans and all trash must be kept in trash cans at all times.  If guest(s) leaves trash that is not inside trash cans, then a minimum of $50.00 Excess Trash Fee will be charged.

Lakeside Management provides in all of the properties Linens, Pillows, Blankets for all Beds and Towels (1 towel per guest and a few hand towels and wash clothes).  Kitchens are stocked with “basic” kitchen ware.  If guests cooking require “special” items, the guests must bring those items with them.

Guest(s) agree that the rates per night that will be charged are the rates that are posted on the property webpage on the day that a reservation is made and state room tax, any other applicable taxes, cleaning fee (if applicable), reservation fee and accidental damage fee will be added to these rates.  There is a High Season Rate that is in effect from March 1st till September 30th and a Low Season Rate that is in effect from October 1st till February 29th.  Stone House Lodge on Lake Travis has different “Seasonal” dates, please see website for rate/date information.

The person making the reservation for the rental assumes full responsibility for the actions of all guests occupying such rental, and accepts full responsibility of payment of any charges related to the rental, extra clean up, damages, etc. Guest(s) agree to indemnify and hold harmless the owner of the Property, Lakeside Management, and their agents from any accidents or injury suffered by guest(s) on or about the property and/or premises or for any loss of money, jewelry, or valuables of any kind.  Use of boat dock and swimming in the lake (for those homes with boat docks and lake access) shall be at guest(s) own risk.   Use of Hot Tub and Pool (for those homes with Hot Tubs and Pools) shall be at guest(s) own risk.  Lakeside Management, and/or the owners of the homes are not responsible for damage to any watercraft  or vehicles (boats and/or jet skis) or their contents.

DAMAGE DEPOSIT INSURANCE:

Guest(s) are required to purchase the Damage Deposit Insurance with each reservation.  The Damage Deposit Insurance shall be at the cost of $50.00 Per Reservation and is Non-Refundable.  The Damage Deposit Insurance is to pay for accidental damage to the home or the personal property contained within the premises, up to an aggregate limit of $1,000.00. Damages exceeding this limit will be the responsibility of Guest(s).  Exclusions within the insurance specifically limit Guest(s) coverage and do not cover or release Guest from liability for damage due to the following: (a) intentional, willful, reckless, or malicious acts of Guest or others on the premises during the tenancy; (b) damage by pets; (c) theft from the premises of either Owner(s) property or property belonging to Guest; (d) gross negligence of Guest or intentional misuse of furnishings, appliances, equipment, or other amenities provided with the home; (e) damage caused while under the influence of alcohol or drugs; (f) damages to real property resulting from operation of any motorized vehicle by Guest.  The coverage of the insurance plan, as well as the exclusions contained therein, provided to Guest shall extend to all members of Guest(s) party and guests thereof.  In order to receive coverage under the insurance plan, all damages must be reported to Lakeside Management BEFORE checkout.  Travel Insurance shall be an Optional purchase.

DEPOSIT POLICY:

½ (Half) the Total Amount of the Reservation PLUS the $50.00 Damage Deposit Fee and the $25.00 Reservation Fee (Except for Stone House Lodge, which requires the $25.00 Reservation Fee and $1,500.00 deposit) is due when the Reservation is made. Final Amount is due 30 days prior to arrival date. **Total Amount is the TOTAL COMBINED of the Nightly/Weekly Rate & State/Local Room Tax & Insurance Fee & Reservation Fee & Cleaning Fee (if required) and Concierge Services (if requested)**

CANCELLATION POLICY:

If you cancel once you have a confirmed reservation, the Cancellation Fee of $150.00 ($500.00 for Stone House Lodge) will be charged.  Please keep in mind that the $25.00 Reservation Fee and $50.00 Insurance are both non-refundable as well.  If you cancel with less than 30 days notice, then the full amount of your reservation will be charged. All Cancellations must be made by phone, “person to person”.  No voice messages or e-mails will be accepted for cancellations. A cancellation number will be given.  If you leave early or are a “no-show”, you will be charged for the Full amount of the reservation. If you schedule a massage(s) or other concierge services, you must give 72 hour notice of cancellation or the full amount of scheduled service will be charged.

We strictly adhere to our Cancellation Policy and highly recommend that guest(s) purchase the Travel Insurance that is offered as an optional purchase to our guest(s).
